Do you have insurance?

We are covered full indemnity and public liability insurance.

How do you access the property?

We liaise directly with the real estate agent on your behalf to access the property, or the vendor if it’s a private sale.

I've signed a sales contract, am i covered for anything that comes up in the report?

If you’ve already committed to buying, most sale contracts will cover you if we discover ‘major structural defects’ in the property. We generally advise you’re best to do an inspection on a property before you commit to buying or within the 3 day cooling off Period.

Can i be present at the property during the building inspection?

Yes. You can be present on the day of the building inspections. If you would like to attend, we recommend if possible not to follow or disrupt the inspector while he conducts the building inspection. The building inspection is a very complex process. Any distractions while the inspector is conducting the inspection could potentially cause the inspector to over look critical defects. If you would like to be present we suggest you address the inspector on any concerns you may have prior to the commencement of the building inspection. Should the inspector find any significant defects while in the process of the inspection, he will call you in and show you his findings. Once the building inspection is completed the inspector will give you his opinion on the condition of the property, and point out any items of concern.You will also be provided with a complete written report on the same day via email. If you cannot be present on the day of the building inspection our inspector will communicate with you via phone prior to and after he's conducted your inspections. You will also be emailed a full written report that same day. We will give you a complete overview and also show you what to look out for in years to come.
